Download an app like credit karma and you will see all the hard inquires you had in the last two years as well as anything else that is impacting your credit like credit utilization, late payment, judgments.

As many investors can assuredly agree, often times there are last minute changes to the HUD or on a title bring-down which could impact your transaction.  

Yes, interest rate impacts the cash flow...so what is the bottom line?...

I can't express what a HUGE impact this can have on a city.

Depending on your loan balance it may only impact your mortgage payment by very little.

and this has severely impacted my other businesses. 

Photos on Zillow or Trulia or even from wholesalers usually look great (and maybe they are) but they don't always depict the actual neighborhoods which could impact your rent, potential turnover or red flags.One more thing....BRRR'ing is C class neighborhoods is not a slam dunk in my opinion.

Even if it's not common in your area, staging can make a HUGE impact on the foot traffic and the ability of the buyers to picture themselves in the home. 

Even if you have an LLC restructured it can be impacted by the investments that it was used for in the past.
