Josh your $2000.00 would have been better spend on a trip to the Bigger Pockets Conference in Denver last week.

If anyone has tips on getting started or has leads on properties or investment opportunities in eastern North Dakota or Northwest Minnesota I would be eager to listen and discuss.

As a newbie, the best way to find note sellers (performing or NPNs) is to attend the note conferences and meet sellers, vendors and network with other note investors. 

I would host it at a conference room at UTA we could bring pizza and coffee etc. and just chat about our deals and the local market.

Then I speak to my accountant and attorney and they say I should confer with the 1031 folks with regards to the 1031 portion of the doc to make sure it's done correctly.  

@John Lyszczyk A couple others are Tri-County Bank (I talk with Fred Manuilow) and Eastern Michigan Bank (I talk with Chad Deaner).

We've made several improvements to the property to include signage, adding a 5th private office & a conference room, new paint and flooring throughout and other small repairs.

I am from Tucson, AZ, and have lived in Phoenix, AZ, Bakers Field CA, Eastern Idaho, Jackson Hole Wy, Alaska stick, the Hawaii Beach, and find my self now in McKinney Tx.

It seems like the market here is very close to the bottom with talk of sentiment from some investors starting to change and investors from overseas and the eastern states giving Perth more consideration.
