Sounds like a good business idea on my end of things if I was in that area of the country.I was thinking the exact same thing.. it was not the gold miners who got rich in the Gold Rush's it was the people selling the pots and pans and other tac .. 

They pay less in the beginning and then rates go up and they cannot pay more.So we have all kinds of situations in the pot.

I like options because I can make small bets and win big pots and most land deals I have done I used an option rather then contract to buy as my way to control the property.

I'd suggest you list who is to do what as well and what you guys agree to, keeping personal items out of living areas, who cooks who cleans what, etc.

Like mom always said Shi^ or get off the pot!!

I met a guy selling his rental off market and he was proud of the fact that he made a tenant use pots and pans when the roof had a leak, vs fixing it up.

Though, now my son has decided he would rather cook at McDonalds than work on a house, better cleanliness!

If you've got your contractors in a row this should be a reasonably fast repair, and if the tenant objects to cooking in a microwave in the living room for a week while you get repairs done then he should consider renting his own hotel room on his own dime.
