I had this offer on a 5 acre tract in Northern CA.. the Agent this time listing agent was gone and no one was covering for him and he was going to be gone for 2 weeks well being 25 and highly motivated I figured out who owned it.. and contacted them directly and told them Hey your agent is non responsive so I am calling you.. ( somewhat of a violation I know but at 25 and hungry I did not care)  We put the deal together the seller liked my gumption and he turned out to own a software company in Silicon Valley lived in a mansion in Los Altos hills and we ended up doing deals together before he bought his 100 foot sail boat and left the country to sale the world..

Oh and in many areas there were so many illegal ADU's that they figured a way to make it legal and get a boat load of fees.

Every property I own here in Bismarck has increased in value significantly. 4plex 2018-$235k purch price 2022 appraisal -$330k.  3plex  2019 $170k purch price 2022 appraisal $285k12plex 2020 $617k purch price 2022 appraisal $860kI have done value add to all of these properties which does help, but there’s also been a significant rising tide in Bismarck that should have lifted “your boat” as well.If you’d like to discuss further, i’m always available for Real Estate talk!

Here is a quick rundown on some of the history of the house from an email: “OK, so the house on Water Street.Built circa 1840 in a vernacular Greek Revival style.Classic brick construction and simple rooms.Water Street was home to many promininant early Elizabethians - many with ties to the boat building industry.This was the home of Colonel James Ekin.He is the grandson of the founder of Elizabeth - Stephen Bayard.
