I suggest you build a relationship with a real estate agent and learn about the areas you’re looking into.

Ideally, i would want a working relationship that lasted throughout the year (not just during tax season).

I think you get my point.With the size of your operation and scaling it, I'd expect that you have a relationship with a real estate tax accountant who can guide you.

Must be able to read people and establish relationships with trusted vetted support staff and do it all remotely.

@Andrew Freed These companies also do not address concerns as quickly as necessary for your tenants, so the hidden costs of these delays may be hefty to your tenant relationships. 

Remember, right now, you are not looking for deals, you are looking to build relationships.  

I didn't think it through the first time and I need to keep a buissness professional relationship with them so getting into a small multifamily makes more sense to me where my walls are seperate.

Look at the longer term relationships you are building because that is where you will win the war.
