Mostly just cash flow rental property right now I have A primary residence so I’m not looking to move in anywhere for now 

Previous owner lived in home up until death, now children are basically saying home belongs to them. 

I can tell you Hard Money industry is doing just fine, especially now as rates fall. 

If I were to do it right now, I would still try to house hack but would definitely look into staying in the studio if the rent is chheap and it would allow me the freedom to buy more investment properties. 

But I'm not too sure where to look for them or how to find those bigger buyers.Does anybody have any tips or advice on how to find these bigger buyers?

I'm very interested in creative financing options with sellers as well.Right now I'm using propstream to help assist in data collecting to focus on off-market deals. 

Any tips and tricks would be great!

I wasn’t picking on the way you said it.Would it shock you that there are attorneys out there now who specialize in going after private lenders, claiming their intended business-purpose loans are really for a consumer purpose and subject to all legal penalties, damages, and consequences?
