Consolidating through Student Aid gov will only let me add the 2.14% loans to one of the $20k loans and lower it to 6.5% but that isn't going to make a huge difference and it makes no sense.By the time I've paid it off I'll have paid up to $110k and it is really getting to me that I feel it hasn't even paid down from $50k over the last 5 years of $300 monthly payments.

:Class A Properties:Cashflow vs Appreciation: Typically, 3-5 years for positive cashflow, but you get highest relative rent & value appreciation.Vacancy Est: Historically 10%, 5% the more recent norm.Tenant Pool: Majority will have FICO scores of 680+, zero evictions in last 7 years.Class B Properties:Cashflow vs Appreciation: Typically, decent amount of relative rent & value appreciation.Vacancy Est: Historically 10%, 5% should be applied only if proper research done to support.Tenant Pool: Majority will have FICO scores of 620-680, some blemishes, but should have no evictions in last 5 yearsClass C Properties:Cashflow vs Appreciation: Typically, high cashflow and at the lower end of relative rent & value appreciation.

I was under the impression that the "buyer" was a property manager until last week when I found out he has this contract and is claiming to own the house.I know this is a lot and I need to see a real estate / contract lawyer, but I simply can't afford to go that route.

They could do a better job matching same size, age, beds, <6 mo sales in the comp tool but at least it gives a list of area sales too plus last MLS listing's pictures (valuable).As far as pulling lists, yes PS has the most data types (liens, mortgage amount, equity) vs anyone else but its an ugly trueth in the data market place.
