How does this effect Last month's rent  from previous lease?

Hello, I have a condo and a 3 flat that i recently purchased but in the recent months more properties have come on the market that I see get value in purchasing and keeping them in my portfolio but the only thing that’s stopping me from making the purchases is the money issue.

Do they pay rent on time every month, if not - evict.

They bring in right under 4k month all together in rents, claims to only pay property manager about 6k yearly, taxes are about 3,500/y.Comps I have for the same neighborhood range from 60k-145k per property and mobile.

Specifically anyone who has purchased in the last 12 months.

What tactics would you use with your spouse to get him or her interested in sharing a too-big house with nice people you choose that you may not even see frequently in order to pay a very low monthly net rent and maximize the ROI on your primary residence rehab?

A lot has changed since you posted this question 4 months ago. 

I hope the number of homes for sale increases in the next few months along with a slight decrease in Mortgage rates.

It's a strong cash flow market where you can consistently generate substantial monthly income.

We currently attend REIA's in FL & NC monthly so those states are mostly covered but still open to hearing about any great events!
