You're definitely taking this the right way by learning the right lessons vs throwing your hands up in the air and giving up.

This will completely deplete our savings but if we buy them both at the same time we can move into the mobile home and avoid paying $850 a month for our apartment, the going rate for the manufactured home is $600 a month in rent with no HOA and taxes are $500 a year, so after a few years it will cash flow and will allow us to move towards something and not just throw our rent payments out the window.

The only person that catches it is the installer but it can throw a layout off.

All point to a decision of do not throw good money after bad.  

However I am not comfortable throwing 5k at a coaching program that doesn't have a proven track record and only offers "coaching" over the phone.

So we don't waste time there and eat throw are money in rent.The goal is to first find a Multi Family home where we can live, and rent.
