My partner and I currently self manage two airbnb rentals in downtown Bryson City and are building a spec home/turnkey rental property in an equestrian development outside of town, and are closing on a property at the end of the month where we will be building 4 vacation rentals on the river here in town.

I know that areas near Park Ave, and University of Rochester have strong rental demand, but I was hoping to speak with anyone who has other areas that are relatively safe for the city and can attract good tenants for cash flow positive rent.

It seems I might be 'self dealing', but if I kept all income and expenses in the same initial ratio, is that the same as how I have read you can 'partner' your own cash with a SDIRA?

Atlanta is long-done in my opinion (lots of saturation and better returns elsewhere), the TX cities either don't have cash flow or it's minimal and little inventory left and the appreciation boom already happened, Cleveland and some of those I don't consider strong growth markets so that increases risk, etc.

Sounds like they have partnered with 1 provider to try and expand their offerings, but these company owned brokerages are typically run by employees who have no vested interest in winning your business.Probably time to find a good independent agent to handle the rentals, AND you'd be able to leave the home and auto with USAA.Good luck
