They will either sell them for a profit down the road or hold on to them long enough for them to turn into cash cows when inflation catches up.

I guess at this point your at a cross road and you have to decide if you let them go or try to keep them.

I'd go after the 4 plex I bet chance of getting another duplex is around the corner, another 4 plex a lot farther down the road.

If financed, tho, it can be tough down the road to peel off just one property to sell if it is part of a larger collateral deal.

I guess I'm just worried that with my travel schedule (I'm on the road a lot for work) that I wouldn't have the time and ability to be there in-person.

This sucks and is unfair but that is how it is.It's a tough road to get paid if you only showed the house.
