It's important to find people you trust to do it right because I can't tell you how many times we've taken on properties and the furniture weren't set up correctly/things are falling off.  

Not really sure how the presentation you saw was "spinning" this as a benefit...I mean, I guess it is a benefit if they still sell their home...but make no mistake, this is real money that your seller is giving up in order to pay for a feature on the buyer side. 

Hang on to it long enough and the tenants will completely pay off the loan for you.

But, 4 months after viewing a few off-market properties, I landed the deal.

Its very rare in CA for an actual dwelling to be sold at tax sale 99.9% of all tax sale properties in CA is bare land.. so the risk is access.. and as Ned stated everything else is wiped off of title.Now getting title insurance to resell can be tricky..
