We have asked them to keep it closed at night, due to rodents and other pests being seen around the property (we are surrounded by wooded areas), and due to the recommendation of our pest control guy.

Tenants are fine with waiting till August 1st to move in if they have to.House #2 (2016) just needs some grading work in back yard so water will stay away from foundation of storage building and I won't have to replace wood siding again.

My thoughts:Tell her I can make an offer sight unseen with some info on the propertyor Give her time to come down and show itMy inclination is the former - I’d hate to give someone else the opportunity to make an offer before me.

It's a pretty old wood shed / workshop with a metal roof.

Hi @Sunil Kumar -1) Yes, I'd highly recommend you have the property checked - in addition to termites, the inspector will also be looking for dry rot, fungus and signs of other wood destroying pests.  

If you were selling an asset, then I showed up with an assignable contract from Tiger Woods for 90% of the price and a bank account statement showing 90 Quadzillion dollars.

Neighbor sightings aren't valid either. 

Also as I am continuing to learn I'm seeing more and more that I need to be able to add value to those helping me as well so with that being said if there is any way I can help you especially in my neck of the woods, I will.
