$60,000 is sufficient to start with fix and flips even in CA if you select the less expensive areas.

Meanwhile, maintain enough funds to do at least 2-3 flips per year, being very selective.

Change one factor, two usualy remain the same the other will change, select which function you want to change and run the amortzations and you'll see what I mean.

The big reason is the fact that most seasoned agents know that the best deals never even get listed on the MLS until after select buyers and Investors take a look.
