If it's a regular conventional loan, the rules are different vs a portfolio lender that looks at the guarantor's middle credit score and the dscr.

Refinanced last August 2019 with 3.875% APR FHA loan in San Bernardino, CA with FICO score 794.

It's all a numbers game, the more contact you make the better your chances of scoring a deal. 

I'm open to buying/investing elsewhere (and continuing to rent in Brooklyn) but am incredibly nervous about being far away from my property and wouldn't even know where to begin. 

Depending on what you're doing with the money, the Spectrum is at an incredible rate right now (although your $0 initial draw comment makes me to think this option isn't what you're looking for). 

Find a lender/investor that has already tightened their LTV's and credit score requirements and you should be good for a few more months and they will adjust.

House hacking is an incredible way to get into buy and hold real estate investing with a relatively low financial barrier to entry… plus the added benefit of reducing housing costs!
