I train a handful of bird dogs/new investors here in phoenix, I told them on a Tuesday a few weeks back that the next day I was going to be GIVEN 2 properties for free.........they didn't believe me, they showed up and watched a married couple who were agents sign over their home to me under a Sub2 deal, they were current on the mortgage and had renters in their that were cashflowing the properties...You might think that is impossible but it's true, they simply didn't want to be landlords anymore, they only wanted to focus on being real estate agents............my point is LISTEN to what other seasoned and successful investors do and copy them.....I've never invested outside of the Phoenix area for the exact reason, I don't want to be the investor telling you my horror story, I learn from others mistakes...........I hope that helps somewhat, I didn't mean to get all 'oprah' on ya :D

His big thing is using websites and the internet to add velocity to his business and now he does weekly trainings and gives investors free websites so they don't miss out.I've been trying to get him on this board, but his area is really more out in the field making offers and doing deals.
