If we go this route, we would buy the townhouse as a primary residence, move out after year and get tenants in and then go buy another one to rinse and repeat.

(I'll post link to pics at the end).The front door isn't too bad, but you need at least to fake some sidelite windows and move the A/C unit to the side of the building.Remove the steps, and build a porch floor off the building, with two steps at the front of the pergola.For the side of the building, pretty much repeat a similar treatment.
