Now you have to renew each LLC every year to the average tune of $300 and then your CPA charges you an average of $500 to file taxes for that LLC. 

The school you ultimately choose is an important decision because continuing education courses are required for licensees when it is time to renew.

@Nancy Larcom  One thing we did when I had very Large unsecured LOC's  in the millions of dollars.. is we had a clause in the loan docs that if the bank called the loan we had 12 months to repay no matter when the loan was due for renewal.. under those circumstances we were comfortable tapping these lines.

What rent do you suggest for the property if we renew the lease?

Yes there is fraud and in my license renewal class last week the main fraud is coming from those who say they are buying an Investment Property and then end up living in it.  

With most of these older deed restriction are written with perpetual renewal clauses (unless removed) so an objection can be brought at anytime by any current or future owner without limitations. 

The one tenant who can't do it has been told with the lease renewal we have increased the rent to cover the service.

Even if their story is true it looks like they got a non renewal and decided to stay, is that a position you want to be in as well.
