There will always be another good deal just like this when you are ready to buy.I would definitely agree to look for other sources for the downpayment but then remember that you will have to pay this back... and it will come out of your cash flow so you will be paying out of pocket each month.

I do remember one quote from one the early podcasts one of them had said something along the lines of  "to upgrade your life, upgrade your vocabulary"  I don't remember the exact quote, but it stuck with me and I agree that understanding the vocabulary in real estate business is imperative.
