She says the other party has the intention of remaining in the residence, and she would guess he would intend on moving a room-mate in.I have a call schedule tomorrow morning with the other party that is on the lease.After speaking to the other party and understanding his intentions assuming he intends to stay do I make any amendment to the lease releasing her of liability?

I say this because you show $7,000 cash remaining in the deal after the Refinance.

@Brian Pulaski so you need to have a motivated buyer before you find the seller.

My suggestion is to find out what the seller's motivation is and his/her financial situation as far as it goes for the property.

Let’s say I find a motivated seller, we want to get get the deal going and we are set on the price, what’s next?

Whether they make any further payments from here on in remains to be seen, but we can put them right back on notice if they don't.  

All participants have a Section 8 voucher and a case manager to help them remain in housing.
