At the end of the year, whatever is left over is truly pure profit!  

For a tiny amount like $100K, the difference is purely academic  For larger loans the difference is magnified. 

It's a relatively new creation and the policy starting a few months ago is that any property that doesn't have a residential component must be listed in RICIE only - pure-commercial listings are no longer allowed in the regular RI MLS.I hope that helps, and if you do get an answer please follow up here to let us know what the solution to the mystery was.

I wouldn't put that under vacancy, as vacancy is purely for lost potential income due it actually going vacant.

@Alejandro Villanueva I would try and stay "neutral" and look at the property as thought it were a pure investment property.  

I know Turnkey Property Pro is semi related to Maverick, different game since one is pure TK and the other is BRRR+TK but doing some due diligence before jumping in and your post is one of the few I've found about Maverick and Baltimore..

If anybody could accurately predict when, where, and how much a market would go up or down in the short term, then they wouldn't be here on BP ... they would be drinking pina coladas on a private island that they own ... be very fearful of anybody who proclaims with confidence that they know this would be my advice.

But it did not, or maybe, have not happen just yet ;)) because It happened to my friend's property; and he didn't even plan for it, pure luck, but that's how things happen sometimes.Everything was working fine, had a good tenant that I inherited from the seller, payment covered all my households expenses almost, so my 5-6K net monthly salary was playing money basically, and I did play ;')).
