But I got married in jeans in a public park (and that was exactly what I wanted) :)  So I may not be the best to advise on this.An alternative if you're willing to consider it, is to move into the new property so you can get owner-occupied loan terms, which come with much less down payment requirements, and you can rent out your current home.

So what do people do with excess trash or clean outs of the garage, homes, basements, yards, They take it to my apartment complex and use my bins.But there have been public meetings about this issue and certain people show up and scream bloody murder that by going to a single hauler all the mom and pop businesses will go out of business and the big corporate accounts will thrive.

Also, I've developed relatively sophisticated referral-based selling strategies that that require me to educate the referral sources and show them both to how manage the client's expectation(s) and more recently, very specific ways they are to refer the client.So, I utilize offline and online advertising and, obviously, give a lot of thought to each and how they fit in the overall marketing mix.I like direct mail, inbound telemarketing, well-placed, industry/profession specific print ads, direct mail, paper & ink newsletters, public speaking, press releases, blogging & forums (limited social media), direct sales (in person), some conferences and specialty advertising (mugs, pens notepads) and a few others I won't mention.

One has to wonder who the 'buyer's' agent is truly representing.The way it's evolved for the bulk of SFH sales to owner occupants, and with all the money NAR has spent on marketing to the general public in the last decade, buyers now know and understand that they have to have an agent if they want to make an offer.
