I find it interesting when such trends are made public to almost shock to public awake saying hey everyone not its time to get back into real estate. when I read things like this I am just reminded of the sheep mentality of following the crowd into every investment like before the sub prime blow up back in 07.

It's very easy to mistake our perceptions for what the market thinks, but it frankly doesn't matter if I would want to live my properties or not - it only matters whether or not my market considers the property to be in acceptable condition.All of my rental units have extremely strong cash flow - and it's not because they're the nicest properties in the neighborhood.

Oh my, very good tips, but as to recording phone calls and taking them to court, better check applicable laws as to notice of recordings, unless you have 3 or more on a conversation, privacy is assumed.I've used recordings and gave notice that is not so obvious but meets the legal requirement, by saying such things as;"You know George, I'm not discussing this issue with you privately at this time"....Or "You know that under the circumstances anything you tell me is public knowledge as I may have to repeat any part of this"I doubt a landlord can justify saying it's recorded for training purposes LOL.Otherwise, not only will your recording be tossed out, you may get nailed for wiretapping!
