@Douglas Harris I like the markets of Memphis, Little Rock, Kansas City and Indianapolis.I have done a ton of research and interviewed 20+ turnkey providers/RE agents/and local investors and narrowing it down to a handful of people I wanted to work with.

Recently, the appraisal district sent us notice letters on our four-plex and two duplexes stating that, "Apartment complexes now fall under income producing properties, so we must obtain some information from the property owner in order to be able to apply the income approach to value."  

We have seen public action produce fantastic results already in NV and FL.For sure batteries are going to be a mainstay in the near future to counter this type of action by utilities as well as other avenues they are using like time of use penalties.All of our systems are 100% battery-ready but we typically advise against right now because of economics.

I find SC though at least were I am working to be on the cheap side.. its all sand.. saves you a ton in rock.. 

I’m looking at the Little Rock and Cleveland areas.

Radiant ceiling heat that I have seen has wires sandwiched between two pieces of sheet rock.

My program has been proven through years of producing high-level results.

I like the apartment because it's been well cared for and produces good income.

For biking, you can rent bikes and do some trails at Matthew Winters park near Red Rocks (15 mins west of downtown Denver), there's some fun trails there. 

Keeping it in it's current floor plan won't produce enough rental income to make my numbers work.
