Hey Everyone,We're looking for a short-term loan document to outline the terms of a private loan.Without going into too many details, we are in the process of acquiring a new MFH rental property and borrowed about $60,000 from family to be repaid over 10 years with 3% interest.

There are actually many small employers that are starting out but can’t afford to start payroll on some small jobs to get the work done by hiring privately.

PITI on a 30 yr fixed load will be around $330.Follow up question: what would a typical hard money/ private money loan on deal like this look like in our area?

Banks usually like cookie cutter mortgages so find someone that knows how to work creatively.Consider a private mortgage. 

I thought the conversation might also be helpful for any and all purchasers without deep financing relationships that they always turn to.

This is just one example of how my conversations go with them.

I have read many of the BP books and I am excitedly counting down the days until "Raising Private Capital" by Matt Faircloth is delivered, so I can read that one as well.

Technically the structure of Qualified Opportunity Funds since they are privately help (either C-Corp, or partnership) can accept investment from non capital gains monies.
