I was even thinking the turn-key route but I need at least credit for that plus what I been reading, I don't see a lot of positive reviews about them.

Would be curious to gain insight to other's experience (positive or negative) in that area, or even connect with anyone that may be looking for this type of service.

I am in CA and help clients buy out of state, cash positive rentals.  

I was hoping to hear feedback for whether this was a flawed strategy and maybe educate me on areas where I was ignorant.

Learn a little first, and then you can make an informed decision to make the trade off for a higher initial equity position that the low income provides. 

I have zero investments at this point but my plan is once I've built up some money and in a financial position to purchase my first home (2-3 years) to purchase a multi family home, a duplex up to a quad plex depending on what kind of deals I find at the time and the market.
