The landlord is not allowed to ask for proof of their claim (unless they're considered a "high income" earner, which in most counties means they make over $100k/yr).This significantly changes the law for California landlords, so if you have any tenants that do not pay rent between now and January 31, 2021, I highly suggest you seek the advice of competent legal counsel before proceeding against the tenant. 

This comes from looking at dozens or even hundreds of competing rentals and deals and evaluating them.

Consider the experience level and competence of not only the sponsor, but of the sponsorship team as a whole.

One can easily see the reason for a seller's insistence that the commercial space does in fact hold value and should be paid for, but each investor should be careful to underwrite deals they have the competency to execute AND align with the value and visions that the investor has. 

Fyi, as long as 75% of the rent on a property is more than your PITI payment and you are working with a competent lender, your DTI should get better with every property...

I am a poker player, pretty deep in it years ago, i started with $2000 of my "own" money and once i doubled it, i took mu initial $2k out and played with "house money" for the next 10 years, always keeping that poker bankroll separate from house budget.
