One of the applications came thru zillow, income to rent is about 3.2, single source of income, 3 people, no pets, credit score 710 but they have $3900 monthly payment for other loans already.

Meanwhile, they ( I am assuming here, not familiar with Cali laws) still do not clearly and simply define and regulate pets vs. non pets to eliminate actual confusion and abuse by those not actually qualified to have any kind of Assistance Animal.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

PITI is $3053, which sucks because we were renting at $2100, but of course, we didn't own anything and had to ask permission to get my daughter a puppy, LL said no pets by the way.

It also has a great design with a entrance vestibule and door to a walk in basement common area, that could be used for both tennant to store their summer stuff....2 driveways with parking for boats or multiple cars, a detached garage for the maintence guy (me) lawn mowers etc...and a back patio common area to be shared and huge fenced in yard for pets or whatever....all steps from the water.

Then the rent increase moratorium came, rent control was instituted, mandatory lease renewals, security deposit reductions, inability to evict for things like unauthorized pets and people not on the lease living in the unit, all happening at a time when my taxes are going up, my permit fees are going up, my insurance is going up (or being non-renewed), and everything else is going up, and I'll likely be increasing rent around once a year.

I certainly recognize that this is the "Cost of doing business" when you allow animals but I have had previous pet owners with little / no issues.
