Some people will say you can only find BRRRR deals off the MLS and through wholesalers, but my experience is the wholesalers drastically over inflate the projected ARV and you can find similar priced properties on the MLS and their properties generally need a lot more work than they're letting on.

These are loans for people who don't live in the U.S. and they want to buy investment properties.

Honestly what a great tool that most people don't know about. 

Do not let people who have been in court with their past landlords, for any reason, in your property.
