We work with a lot of out of state investors so we are also familiar with those ins and outs as well. as far as your question about paying utilities, I have seen success with charging a set utility reimbursement fee in addition to rent every month as a way to help owners get some of the money back they are dishing out on multi family properties with shared meters.

We have a fairly decent size buyers list and network and previously, have had nearly no trouble selling our deals.There has not been a drastic change in the quality of our deals (of course the nature of the beast allows for the occasional seller who wants too much for their property or the crazy rehab/tear down situation but speaking generally) and I would argue our buyers list has grown significantly.

We supply anything that is shared (toilet paper for shared bathrooms, trash bags, dish soap, etc) so that tenants don't have to worry about whose turn it is to purchase supplies.
