It seems pretty clear the answer is yes to some and no to others, location and the class of property driving answer.The properties I have are in areas that it is expected to have a refrigerator, dish washer and garbage disposal. 

My parents and sister live about 45 minutes apart and neither can water at all to try to salvage anything in their yards, it’s all dead, but manage to water a little bit occasionally to try to save the foundations to their expensive houses.

Our Airbnb guests ran dish soap in the dishwasher and you know how that goes...

I occasionally think of buying property in RVA instead of NoVa simply because it's more affordable.

If you are investing out of state, there are almost certainly more "target rich" cash-flow markets out there that are easier to get to via major airline if you want to check up on your investments occasionally. 

And pay for the termite inspection too.Add to that the occasional appraiser who thinks it's his patriotic duty to hammer the price down for the veteran. 

We work with a lot of out of state investors so we are also familiar with those ins and outs as well. as far as your question about paying utilities, I have seen success with charging a set  utility reimbursement fee in addition to rent every month as a way to help owners get some of the money back they are dishing out on multi family properties with shared meters.

We have a fairly decent size buyers list and network and previously, have had nearly no trouble selling our deals.There has not been a drastic change in the quality of our deals (of course the nature of the beast allows for the occasional seller who wants too much for their property or the crazy rehab/tear down situation but speaking generally) and I would argue our buyers list has grown significantly. 

We supply anything that is shared (toilet paper for shared bathrooms, trash bags, dish soap, etc) so that tenants don't have to worry about whose turn it is to purchase supplies.
