It is:Gross rents x 50% = Cash Flow before debt service (the 50% includes taxes, insurance, property management, utilities paid for by owner, maintenance, vacancies, etc).Once you have that number, subtract your debt service payment (principal and interest), and you will have the cash flow.Without the actual rents or your loan details, it's hard to provide an accurate example.

Now they have an idea of the investment and they can leave their information so now you can setup a meeting to further discuss the opportunity in detail, explain some deals you have in the pipeline, etc...I am just looking to see if someone has a website similar to this that I could be directed towards or if there is someone selling a product like this...I am not really wondering if it will work...I am more interested in testing it myselfany suggestions on sites or courses or products would be greatly appreciated...also, appreciate the response

I am looking to start investing again in the Austin, TX area (and surrounding areas) and wanted to get yalls expert advice on whether or not my strategy is sound.Here are the details and my real estate investing strategy:I have roughly 12k in cash and my wife's father is a general contractor.My strategy is to work with wholesalers and real estate agents to find SFR that need fixing up.
