However a good segment of the condo market is singles or couples without kids.  

@Ben Leybovich   are you kidding me... in your business. what about all those deals you scout out and others would love but you pass on ...I have sold some apartments in my days.. and loved getting those 50 to 100k commission checks,,, NOt much harder than doing a SFR deal... inspections are usually in one day and at rapid pace.. title co on their game for the big title fee  and buyers actually have money and are generally professional..

I have always been good about saving my money ever since I was a little kid and understood what a savings account was.

IF a single story, non-steep roof ... get a local college kid that needs work/$ to do those simple tasks! 

and what about if the 2 people applying for a 1 bedroom but have 2 or 3 kids, can they be legally eliminated from lease approval because of the total # individuals for a 1 bedroom? 

Kids go to college, people get sick, income fluctuates, you get laid off etc etc.

The power I have is no kids or a wife, so I can go where the money is.

In today's times, I am finding that the parents are passing on (transitioning) thereby leaving the property to the kids who live in another county or State.  

She has no mortgage, works as a reception at a hotel, and has 4 kids.

Why is every job worth $15/hr, should the movie ticket kid or beach guard really get that much?
