If the person theyre piggybacking on has 10 years of perfect payment historythen the next time that account reports for the main user it will also apply the ten years of perfect history to the losers CPN instantly creating the illusion of a 10 year credit profile.P.S I know people love putting in their two cents on this or trying to argue this as if they know anything about this field outside of a couple articles they read on their laptop at home but I assure you this is 100% accurate, I've been active for 15 years in this field and am still active today.

You can get short term cash flow in a lot of markets but if you're looking for long term income and equity, then you should be looking at markets with growing populations, growing jobs, good income and modern/diverse economies and industries.

Over the long term, investing in something like Vanguard's S&P 500 Index Fund VFINX will return 11% (that's what it's returned on average every year since its inception on 8/31/1976), and if you invested in it you did nothing but push a few buttons on your laptop. :-) So this is just food for thought, and to each his own, but when I look back at the work I've put into my investment properties over the years I now look for a minimum 20% ROI on every addition to my portfolio.

It's the second market we want to build to rent or build spec homes, but a lot of lack of commercial real estate and infrastructure is one of the main reasons it's a secondary market to where I'm based out of columbus ohio I first went to Lehigh in 1982 on a fact finding mission with the state of California to address these massive subdivisions that were built without proper long range planning and no real infrastructure and would never be approved with modern planning..

I am just finishing my required education for my Residential Builders license and will begin working on the education requirements for Real Estate Salesperson and possibly Limited Appraiser later on down the road.I currently am renting, and in about 2 years my finances will allow that to change, in the mean time, I have plenty of time to do some market research into a few cities I have in mind to move to and start buying houses to fix up and modernize to eventually rent or sell.
