Hello,I recently moved out of my parents' house after graduating high school last spring and have been looking for the best method for myself to begin investing in real estate.

I'm hoping I can get some recommendations on good readings or pod casts on the two topics: (I am more concentrating on the BRRRR method) I'm having a hard time understanding the benefits between buying a house cash, or using a loan/mortgage.

I used the BRRRR method on some of my properties with a local credit union and am going to do another here soon as well.

What method or research did you use to determine your rental rates? 

For both options the treatment will be using the same method but different product / chemical being used.

Identify the problem, solve it, then identify and implement processes and systems so you don't get "surprised" in this or similar situations again.

A Non-QM mortgage still must show the ability to repay, but they can use alternative methods, such as 12/24 month bank statements if self employed, or Asset Depletion, or DSCR loans.
