Auto-mechanics, Govt workers, road crews, electric utility linesmen, firemen, police, etc: all are commendable people! 

Mechanical stuff breaks if no proper maintenance is provided.  

You are still responsible for all mechanical systems within your unit - plumbing, electrical, HVAC, so no condo benefit there.Condos are in many cases are on the beach, which in my opinion attracts the party crowd.

Whether it is a computer, a person, or a monkey with a marker, the act, not the mechanism, is what matters in determining enforcement.

If you're doing a full reno, the basement dig should've been a line item, and then you should be getting economy of scale with framing, drywall, mechanicals, etc.

Plastic blinds are the worst...the string pull mechanisms are junk; vertical blinds self-destroy themselves between constant motion from wind, and cheap plastic hanger guides.I have NEVER had a prospective Tenant comment negatively due to no curtains, and certainly never had one say it was a deal breaker.

I do this by looking at the age of the mechanicals, roof, driveway, sewer, appliances, etc. and comparing that to the average age for each item to see which ones may need replacing during my ownership.

I 100% agree with others that this is a relationship based business but I would caution placing too much emphasis without doing due diligence.

They clearly don't put a large emphasis on that aspect, perhaps because it's currently free, but be sure to consider that aspect before you move everything over there and/or consider the long term idea of scaling up.

A lot of the neighborhoods I was going to recommend have already been named off, I would put am emphasis on North Linden as I see some great opportunities there!
