I am actively looking for multi-unit residential focusing on the West Side of Cleveland I figure it would be a good idea to establish some contacts for lending in the 5-unit+ multi-family arena.One question I have is regarding a specific property.

@Josh Cuthbertson I am no contractor nor rehab expert, but for this property a rental, I could see around $10-$15/sq ft as a very, very general estimate. 9 pictures isn't a lot to work with, but it looks like every surface needs to be re-done.

What can you do to establish the most trust with agent (with your goal as getting the offer accepted) and rapport at first contact? 

These properties, while dilapidated, came with some really great tenants who have been entirely supportive of my "cleaning house" and establishing new rules/regs to their leases etc.
