@Peter Torres - With a $1.2 Million budget, there are many locations throughout the United States that will give you great returns.  

Rude awakening about what the term Watershed really means fortunately my personal home and three rental properties between Katy and Rosenberg were not in any of these locations and did not take on any water although there was a little roof damage.

I found the perfect house for me to do my first wholesale deal with, due to its price in relevance to its location and the property values in the surrounding area.

I know location plays a huge part in the equation, I am just trying to make sure when I run numbers I know if my deal is good or not.

Sellers want to be on the MLS that covers the area where their home is located, so they can offer a commission to LOCAL buyer agents.2.

My question is do I need a more extensive of insurance policy with people staying on our property.  

How important is "location" in MF investing?  

I watched a video recently on a guy whose strategy in choosing a multifamily investment location is to find slower job growth.
