For the learning lesson here's the tax man concerns..."

For Oahu it would be great if there is someone who loves to coach and mentor new investors by providing lessons learned and guidance.

Single purpose type and large single user can end up as a costly lesson.  

Bottom line.These lessons were the most important things that i took away from that entire language course.

I wanted to try something that needed a bit of remodeling (I have construction background), and more so just wanted to get one under my belt to receive some lessons leanred.

. $500 bucks and lessons learned.

. --------(1) - One of the hardest lessons I've had to learn is that training people or changing people is expensive, time consuming, and rarely works out.

We have modified kitchen design and added extra cabinets and Insland etc so that drove higher cost.For us some lesson learned, you want to go much details in contract and this is part where I need to learn and it is not easy to deal with contractors.

@Rose Leachyou my friend just received a lesson from the school of hard knocks. your tuition fee is that $400 that you will most likely have to give back, because you did not have the tenant sign a holding agreement.
