When I bought these 2 houses I inherited the tenants as well.

I’d suggest finding a lender that can offer a 3% Conventional Loan and build in a Seller’s Assist as well to help with the down payment / lessen the Cash to Close. 

She inherited her own property years ago and stayed in the house rent/mortgage free while her siblings paid all bills, until they got tired of paying and lean was put on house - as it falls apart from no maintenance.

Hey everyone, I inherited a great home (3/1.5) owned by the family since 1930 in a popular downtown area about 6 years ago.

I also inherited a 30 yr old furnace and 12 yr old water heater which will probably need replacing but otherwise no other major cap exp.

Since I'm inheriting the tenant (she is on month to month), how do I go about the huge  price hike?

If you inherited the money, I would recommend you count your blessings and find a financial advisor that can help you continue to grow without losing what you were given.If you worked hard, purchased these properties, and paid them off yourself, then I would say you have what it takes to cash out some equity and start investing.I would recommend investing in syndications.
