First house purchase, lack of funds

Hello everyone I’m Russell, it’s nice to meet you!

So here’s the gist, I’m looking to buy my first house, live in it, rent out the other rooms, and crate an airBNB on the property in the detached garage. The numbers check out even when I calculate lower income by about 15% and higher expenses by 10%. 

The home is a good investment opportunity and I’ve been able to network out quite a bit recently although no one who has income to loan.

the house also doesn't apply for FHA loan and the down payment is around 40,000 for 20%

If any of you have any ideas please let me know! I’m hard working and driven to exit the rat race.
