Here's some backstory before I get to the details - I am in the process of evicting one of the tenants in that 4 unit for multiple lease violations (non-payment of rent, installed a window a/c unit and has not taken it out despite multiple warnings, and has had 2 people living in the unit who are not on the lease for the last 6mo).

An agent experienced in negotiating multifamily deals in Sacramento could've helped you with that.Even if the seller did disclose you still have to honor the current lease in place, even if it's month to month.

Our plan right now is to sell a condo in Seattle and use a 1031 tax deferred exchange and the equity gain as leverage to buy our first “replacement’’ property in Spokane once the renters lease is up at the Seattle property.We are looking for a specific property that we will be able to refinance after it is rehabbed and rented out so that of course we can repeat :) We are learning just what it will take to pull that off!

You can only offer the  lease at the same terms as your current lease because that’s the lease you’re mitigating.
