You can cut any window sizes you want to fit.

You are not cut out for the business if these very minor issues are causing you even the slightest bit of stress.

case in point.. a few years back city of Corvallis required us to do full engineering plans to go along with our prelim plat approval... everywhere else in ORegon you get pre lim plat approval relatively easy then you get a laundry lists of conditions.. sometimes the conditions are such that its not financially feasible to build the subdivision.Well we spent 100k getting all the final engineering done.. went into planning the neighbors were screaming like stuck pigs  ( 40 acres full of mature doug fir timber so it was like their private park.we negotiated to 27 lots  that would have worked... but neighbors wanted 23 .. one in particular did not want a house close to theirs and did not want the trees cut...

Do not cut any corners to make a project look better on paper but not for real.Someone like you, needs to find local and experienced Team members that you beleive will help you reach your goals.  

Also they would want their cut of the cash flow that comes from the rents in perpetuity. 

I think he spent about 10  there in Las Vegas, found a couple taking over an estate that used to support a deceased father that had about 40 acres and my father cut a deal to sell it to a builder of houses and moved back this way. 

I was going to make the offer on contingency that they get the lights cut on. so I can have it inspected.  

Also, while I completely agree with you that a wet grass short cut is on the tenant in terms of responsibility, I had one slip IN THE RAIN in a garden style open building and still got $75k in settlement.
