That gives you a check and balance on your taxes and ensures you are educated enough to ask smart questions.Taxes are your largest expense in a business, yet surprisingly people will spend more time learning how to replace a toilet or spend time doing their own demolition work rather than taking time to understand taxes. 

I would advise you to be careful with your spending while you are looking for a job, make a list of your debts and pay them off smallest to largest (Dave Ramsey Style).

@Spencer Sutton  This is a great question ,,, Maybe Chris Clothier will chime in since he is the US  single largest Turn Key operator and one of the very largest SFR PM companies in the US as well.

There are also a dozen plus desal plants in the works as well as the largest in North America coming online any day down in SD.

If you expect six people, you upgrade to the large (more inventory) but it s still $5 a person.The largest variance in inventory over the years here in Boise, Idaho is larger # of bedroom homes.

Like you said its a disaster when it happens to a tenant and cost 3 times as much to do it after the fact.we felt this one aspect was one of the largest maintenance issues with owning these homes and much of the time you will never know there is a problem until the unit gets occupied.. during home inspection you flush the toilet a few times and it works... once tenant gets in and it gets used daily and a lot well you know 

Since you are a relatively new landlord you may not be aware the number one largest cost for landlords is turnover cost.
