Buying right is buying a home in an inner tract, not with a funky layout, buy a home that has great curb appeal (some do not even after tons of work), and the list goes on.

My plans actually squeeze a 1 bed ADU into a 2 car garage layout, you will get more $ than a studio and possible a more stable tenant.

Let's just lay out the facts we know.  1) Unless you stop paying taxes, the only way to lose your property is by not making payments to the bank on it. 2) In a down economy, your job could be lost or hours/pay cut. 3) It may be harder to find renters or the rent might go down.The only way to secure it is to pay cash.

What you have done here is lay out your cashflow.  

A month long delay on a fancier door to arrive, different tile layout, the trim isn't as fancy as you thought, etc. etc.

The successful ones know their markets extremely well and can tell you about rent trends such as where rent is increasing the most, what/where is becoming popular, as well as what kinds of tenants you'd get in a given area, and what those tenants are looking for in a place as far as amenities or layouts.3) Most importantly, rental agents are constantly talking with landlords regarding showings, availability, price drops, tenant screenings, etc...

These often have the same layout and rental rates as newer.
