The RE world has lots of great theories, but most are not so easy to implement and many lead to really bad investment plays.

Now that regulations have been implemented that is not as true. 

As I continue to learn more things, not only do I immediately implement them (DO THIS!)

I know for sure I am not the value-add guru, what else am I missing or things to consider when implementing this strategy into my acquisition requirements?

So, almost two years ago we implemented a Non-Refundable cleaning and maintenance fee in lieu of a deposit.  

New Braunfels is definitely the most appealing but very much a stringent market for STR, although i did hear that there is a lawsuit in the 5th circuit pending a decision that may change the STR market in a major way.

Problem is, people learn these new ways to make more money, but they are afraid of implementing. 

It's not as good as it could be, but it works well enough to usually find the subject you're looking for.I am a big advocate of small, annual increases, and then I implement larger increases during turnover.
