I would be gentle with how you relay that you know they are delinquent.

Now this is a simple exercise because it is simplified. 

However, currently the “subject too” and/or “wrap” transaction is always subject to the existing mortgage company exercising their legal rights to foreclose on the subject property based on the “Due On Sale Clause” which is contained in all mortgages and/or deeds of trust on real property.

They rarely exercise that control, and now we're seeing it happen.

BUDGET - Just like diet & exercise.

I agree with others whole-heartedly that commuting longer than 30 minutes each way to work is a soul sucking exercise that will drain the will to live out of you in about a week or two.

Put your popcorn away because for now I am exercising the Lincoln Leadership method. 

Doing so is technically a change in ownership and triggers the "due on sale" clause in the mortgage but it is up to the bank to exercise the clause.
