If you want to buy single family homes, and actively manage them then start looking into different regions with fundamentals that point to future growth (income growth, job growth, population growth etc).If you want to passively own them, then you should look into syndicators in regions and asset class that you think will perform well (southwest, southeast, midwest etc, and you can target multifamily, retail space, single family etc) and start finding operators that align.

Unfortunately, if we dig deeper in both the history of rent control and the economic fundamentals at play the idea of bringing this piece of legislation to solve rising rents single handily falls short of it’s intended results.⁣⁣Think of where rent control is currently in force and where the rental market is currently fairly open, think of cities like New York, Toronto, Vancouver, San Francisco etc.

I would actually advise against trying to use private/hard money at this point simply because LA is so competitive in the flipping game, that I would rather you take your time to learn the fundamentals of real estate, establish contacts with good contractors, learn the local rules/laws, etc. before jumping in trying to flip a house with a crazy high interest rate from a hard money lender.
