I am interested in getting my RE license but not to work as an agent full time.

Currently there are some who are flipping there with full higher end rehabs.

Also understand your full business plan and exit strategy.

I've been looking for a duplex,tri, or quadplex for my first full rental property but I'm not able to find one that has a cash on cash Roi that is meeting my 11% requirement.   

They needed it to allow their delivery trucks to corner back into their delivery area, as well as extra customer parking when they're full.

Specifics are:- 4200 SQFT - 3 stories with a rooftop deck- Elevator- 5 Bedrooms- 5 Full baths, 2 Half baths- Requires 30 FT Pilings- Block construction- Impact windows- Retail price point of $2.5MM+We are in the process of obtaining GC bids and are looking at experienced contractors with solid track records.

I do not have quite enough cash to make a full 20% down payment, but am exploring borrowing 10% and putting up 10% of my own to avoid PMI.

:) But we're going for at least 6 flips for 2019 so it would cost $280/ month for the CPA firms services.The thing is we all work full time and trying to convince one team member to spend their time doing bookkeeping may or may not work, but it's worth a try.

So we are ramping up to make our next purchase hopefully in the next 6 months.My goal is to at least supplement my retirement with rental properties, but would love to be able to someday get into investing full time and stop working for the man.
