I do all types of investing strategies all around the county and internationally now, not just wholesaling, but I'm sooo thankful for what wholesaling and lease options allowed me to learn as an investor along the way. 

I have a property that I am looking to lease option or seller finance to someone.

Rental Agreement - Whether you decide to go with a Month-to-Month agreement or long-term lease, make sure it's a good one.

My advice would be to buy as many properties through the LLC as you can with cash, and then go back to the portfolio lenders after you have tenants in place with signed lease agreements and do cash-out refinances. 

The water may be able to be submetered or at least worked into the lease.

They frequently have vacancies because no one wants to do it.

Edmonton Alberta CanadaI am very new to real estate and am currently renting a property through a property management  company .After doing some market research I have discovered the neighborhood I reside is rising in value quite rapidly (riverside location beautiful parks and recreational area's )Now my question to everyone (pardon my ignorance)If I wanted to approach the house owner regarding a Lease option would I try to get his information from the property management company or would I contact the property management company about wanting to lease option.I feel as though it would conflict against the property management company seeing as how they make money from me renting .Any advice would be appreciated immensely !
