We met a lady at one of the houses we were looking at, and she was so grateful that the current landlord/seller for giving her a chance b/c she used to be homeless and is now working at becoming a teacher, she actually got a loan and paid for a new roof, and to have the bathroom floor fixed-- both stuff completely shocked me!!! 

I guess the word is scaling up..I will do commercial loans until the banks tell me i cant do no mas..Mixed use gotta watch out with insurance, Liability depending whats in the commercial space..but just to get your beak wet you can do 3 to 4 unitsbut if your gut instincts tells you to go higher why not. you only live once.. 

%50k is the floor I've seen, with not a lot liking to go below $100k.

Initially, my goals were to design and construct the high dollar spaces within a home that have enthusiasts drooling over  portfolio pics.

For example, installing vinyl plank flooring. 

Contractor for some general finishing work, flooring & possibly some tiling.  

He also owned a floor covering business doing custom tile and wood work all while managing his properties for 50 years.

Needs updating... kitchen, bathrooms, flooring, landscape.  

One of my friends that has been doing commercial retail for over 40 years owns 6 million sq ft himself as a sponsor and property manages 15 million sq ft.So when investors are looking to invest with me it is more about my 15 years in the business and understanding the retail space and all of it's nuances.
